PROSPECTIVE TENANT QUALIFICATIONS
Please review the qualifications listed below as our landlords and property managers use them as a guideline. Once we provide you with a list of available properties it is best to drive by the ones that interest you so that you can make a determination regarding area and general location. Upon deciding which properties to preview, an application will need to be completed by each adult occupant and a nonrefundable Tenant Screening/Processing Fee of 30.00 per application will need to be paid. An agent will review your paperwork then schedule an appointment to see the properties you've selected. All appointments must be made at least 24-hours in advance.
Completion of the rental application does not guarantee that applicant will be offered the property for which they've applied. In addition, property manager or agent may receive more than one application on a property. The decision as to which applicant is accepted for the rental unit is the sole discretion of the property owner/landlord (or management if property is managed). As part of our obligation to our clients/landlords, please note that we cannot accept credit reports run from any other agency outside of our own (i.e.; ".com" rental sites).
The tenant screening process includes some or all of the following: credit report, FICO score, eviction/tenant history, current and previous employment verification, current and past rental verification, TeleCheck and criminal check. This process can take anywhere from 24 to 72-hours. If we determine that we cannot place you, we will provide a copy of your application and paperwork so that you may apply elsewhere. If we determine that you do qualify, we guarantee placement for up to 90-days, after which we will have to run an updated credit report (at a reduced fee of 17.50). The following qualifications must be met in order to be considered for a property:
QUALIFICATIONS
· 1+ Years on the job or concurrent job history (pay stubs, bank statements and/or tax returns required)
· Monthly gross income equals three times the rent (may be combined)
· Rental history - 1 year continuous - must be on lease or own
· Collections - must be paid
· Bankruptcies - 1 year plus re-established credit
· All accounts current for the past 12 months
· All room-mate applicants MUST be pre-approved prior to previewing properties
· All applicants MUST complete an application prior to scheduling an appointment
Applications may be faxed to (949) 481-3673 (no coversheet needed). Upon receipt of all signed applications and fees, the application process will be completed. Applications received without processing fee will not be processed.
If accepted for a property a cashiers check in the amount of the security deposit will be required within 24-hours of approval to secure the property and prevent other applications from being considered.
